About Nick Toon

Nick Toon is the Founder and CEO of Toon Co, a vertically integrated real estate development, design, and sales team operating across Paradise Valley, Scottsdale, and Arcadia. 

Over the course of his career, Nick has been directly involved in more than $500 million in residential development across the Phoenix metro area, working alongside builders, developers, capital partners, and private investors. His experience spans land acquisition, entitlement strategy, underwriting, capital structuring, construction execution, and asset disposition. 

Through Toon Co’s integrated structure, Nick maintains direct control over every phase of the development lifecycle, including acquisition strategy, project economics, execution oversight, and final sale. This model reduces execution risk, tightens feedback loops, and aligns decision-making with investor outcomes. 

Nick’s approach is deliberately disciplined and cycle-aware, prioritizing capital preservation, liquidity, and margin integrity over speculative volume. All projects are underwritten with clearly defined buyer profiles, conservative downside assumptions, and multiple exit paths.
